Original story by Marlboro Development Team

Marlboro Development Team, Inc. (MDT) has commenced construction of a new 100,440 square foot Class A industrial speculative development in the Lynches River Industrial Park in Chesterfield County, SC.  Scheduled for delivery in Q3 2022 and located on a 17-acre site within the park, the facility is designed to accommodate modern manufacturing and logistics requirements and include tilt-wall construction, twenty-one dock doors, 200’ truck court depths, 32’6” clear height, 50’ x 54’ column spacing with a 60’ x 54’ speed bay, and expansion capability to at least 200,000 square feet.

The building is located adjacent to a Walmart Distribution Center on 4-lane U.S. Highway 601 North in Pageland, SC less than one hour to Charlotte-Douglas International Airport (CLT) and only 24 miles to Interstate 485.  This superior proximity to the Charlotte Metro provides immediate access to a population of over 2.68 million people.

The new county owned 138-acre Lynches River Industrial Park is fully served with all utilities and a new road was recently completed providing full access to the new building and phase 1 of the park. “We are thrilled that Marlboro Development Team chose Lynches River Industrial Park to construct a new class A speculative building,” said Cherry McCoy, Chesterfield County Economic Development Board Interim Director. “Given the increased level of project activity we have seen, we are confident this new building will be a success not only for the County, but even more importantly for our citizens who will benefit from the new job opportunities it will create.”

“Marlboro Development Team has a strategic development plan to construct new speculative product in targeted tertiary markets,” said William Fleming, President and CEO of Marlboro Development Team. “We are excited to partner with the community to drive investment and job creation to Chesterfield County.”
